Architect’s Conversation with a Client from the Beginning

We are glad that people are becoming aware of our online profession.

Patron (Client) – A client asked us if he is looking for an architect for an office building design, can this be done online as well?

Architect’s answer – We said yes sir, it is possible.

Patron (Client) – How to start what will be the process?

Architect‘s answer – For this we gave a form of information related to a project and said that you have to provide the information accordingly.

Patron (Client) – We do not have a survey map of the plot.

Architect‘s Answer – This job is for a Surveyor Engineer; we will introduce you to him or you can find a Surveyor Engineer yourself with the help of Google. Design area is not possible without a survey of the plot area.

After some time, the client prepared the survey map with the help of the survey engineer and the Patron (client) provided the survey map of the plot through email. We had complete information about the site address along with the north direction, road location, and levels in the plot with respect to the road and the surrounding area inside and outside the plot.

As per the project information form given by us, now we wanted their proposed office building requirement from the client, we needed more information about our scope of work and type of design, which he gave us without hesitation.

Whatever project information the client has provided to us, we share it with the client via email, so that transparency is maintained and if the client wants to add or remove anything in it, then it can be done. Then as per our payment policy, they transferred in advanced professional charges and our design process started. After 3 working days, we showed our basic design sketch to the client through a virtual meeting in which the client also shared some of their ideas which we added to the sketch design.

Clients were not a little comfortable before the virtual meeting but were satisfied after the meeting. Because he was attending a meeting with his family and staff sitting in his drawing room, which might not have been possible in the traditional (old) culture. This is the beauty of our online design consultancy services. Screen sharing is a successful and useful tool in a virtual meeting.

The client’s family and staff got a chance to share their thoughts on the proposed project together. We have documented everyone’s thoughts and shared them with the client with the intention that if they want to add or remove anything, they can do it. Clients were also talking to us about the time taken in the design process, on which we told them that the time that you have been told, they would get the design from us on time unless you have your permission and consent on it Design & Drawings the further process will not start till then. This depends upon you, how much time you take for the approval of designing?

If during designing you make some changes in the project required then that might take extra time. Clients were very impressed with our online transparent service. The designing process was about to be finalized in due course, and now the process of starting work on the site could be started. We recommended them for contractor selection, and for that, we advised them to follow the process of contractor selection given on our website.

His response to this was positive. On this the clients also wanted the cooperation and support of their family and staff as per our recommendation, The Client advised their family and staff to visit our website for the process of contractor selection.

The clients were serious about the construction budget, they were thinking that the construction budget should not get disturbed because of the contractor. On this, we reminded them that we have already told you the standard civil construction cost in our first email, so whenever you take a quotation from the contractor, check the construction cost.

When you’re satisfied with the quotation, visit the projects he’s made, talk to his previous clients, if possible, see the building’s completion certificates, and view the N.O.C. of his previous clients. Sign the agreement when everything is fine, then give responsibility. This is a normal process. Only following it can lead to a peaceful site execution and the construction cost can be managed & controlled. So, you should not think about the problem of construction cost case.
